About the GRS properties.
The GRS platform handles all types of residential property – we categorise them as new homes, luxury homes and resale properties. Each type requires a different marketing approach to reach different target markets via different marketing strategies and tools; GRS have therefore developed specific features tailored for each type of property. GRS allows customers to search for their chosen property type in the most appropriate and efficient manner
The three types of residential properties are presented to customers using a tailor made GRS generated web-site which matches an agent’s current website design. This ‘white-labelled’ approach ensures that customers have a local contact who is able to monitor each property transaction right through to sale completion.
Protected Property Purchase
A report by Mintel in 2006 highlighted that 61% of consumers who were actively seeking to purchase an international property would not proceed with the transaction for "fear of being ripped off". GRS has acted to alleviate these consumers fears by creating the Protected property Purchase concept. This concept is used in the sale and purchase of new homes where buyers’ risks can be particularly high. GRS has also adopted a formal code of conduct through which all member agents must operate to an approved industry standard. The standard meets the widely accepted United Kingdom Ombudsman Code of Practice. GRS have researched the business needs of member agents, developers and home buyers, together with existing international property websites. This research has shown that many companies handling cross border property sales simply provide an international listing portal without providing market intelligence, target marketing advice, effective referral tracking, lead qualification or sales collateral. GRS has identified, analysed and addressed each of these needs, selecting the best international features, developing bespoke solutions and combined them into a single operating platform using the latest proven technology.

GRS has selected Google mapping due to its familiarity and popularity amongst internet users. Google mapping enables users to visually refine their search criteria by specific region and location since it pinpoints exactly where listed properties are located. Google mapping is optional - GRS also allows members’ to use standard search techniques if these are preferred.
The GRS platform incorporates the latest proven technology which allows uploading of the following media types: floorplans in various formats e.g. PDF, GIF, JPG virtual tours, video files e.g. MOV, MPG, AVI, 360 degree imaging (interactive panoramic image),
To enhance the customers browsing experience all properties listed on the platform must meet certain minimum requirements, these include: - Image resolution - Number of images provided - Comprehensive property descriptions. - Inbuilt translation capability – covering all major European languages.
GRS understand the importance of not only enhancing the browsing experience of the customer but recognise that the sales support material must also be presented using the same technology and to the same standard (both online and offline).
Customers utilising the platform generally select a country prior to selecting an individual property type. GRS has responded by incorporating a wealth of country, city and local market data within the platform. This data has been provided by industry specialists and is regularly monitored and updated.
Where an applicant applies through the GRS website for a listed property the unique GRS tracking process begins. The request is immediately sent to the local listing agent and automatically populates that agent’s database/website. From this point onwards the GRS platform will track every step of the purchase process; allowing all parties to remain fully informed of the latest customer communications or requirements. – each of the key steps in the sales process are visible to the authorised parties handling a particular referral.
The GRS in-house marketing and technology teams are able to offer agents and developers a bespoke design service and can handle services or features that may be required outside the current GRS offering.
