Before a new home can be listed on the GRS platform or on any of our partners’ websites, it must pass an independent assessment by a panel of independent lawyers intended to ensure that the problems and risks encountered by buyers using less secure services can be avoided. - This dilligence procedure is known as IDIP 'International developer information pack'
The extent and precise nature of this independent assessment varies from country to country, reflecting the variations in pre-existing national regulatory standards, their legal procedures and the nature of their local financing regulations and documentation. However, the checks listed beneath are core to the process.
Developer history and background check.
Companies house/Mercantile check.
Check on Title of land ownership, categorisation of land use, as opposed to basic land registry checks.
The reservation contract/purchase contract approved.
Construction and planning permits; locally and nationally.
Build guarantees in line with the country code of practice.
Bank Guarantees/Insurance guarantees.
